Continuing to modernise our homes

We are continually investing in our homes to keep them safe, warm and sustainable.

As a not-for-profit organisation, we reinvest our surplus funds into improving our existing homes so that they are warm, safe and sustainable. 

Each year, we invest £90m in our properties and all the improvements we make, we align with our Environmental Strategy to meet our climate goals, and our Homes Strategy.

Our customer commitments and the Regulator's consumer standards set out the service that customers can expect from us. We’ve worked with our customers to create Customer Commitments for our services, making sure that we have clear and reasonable standards in the areas that matter most.

Making homes more energy efficient

We're committed to leading the decarbonisation agenda within the social housing sector.

Through strategic partnerships and investment, we are working to make existing homes more energy efficient, improving comfort for customers and reducing environmental impact.

After securing more than £9m in funding from SHDF Wave 2.1 in 2023, we have been able to make energy efficiency improvements to up to 800 homes across England.

As we've now secured a further £18 million through the Social Housing Decarbonisation Fund (SHDF) Wave 3 scheme, we can deliver an extensive retrofit energy improvement programme across  another 1,600 homes.

There’s still much to do, but with a clear strategy in place, we can invest in the right homes at the right time to deliver the very best outcomes for our customers.

We’re taking retirement living to the next level with a total modernisation approach that puts well-being at the heart of our investments. Our retirement living spaces are designed to offer:

  • Contemporary, accessible homes – stylish, safe, and practical living spaces tailored to support independent living.

  • Wellbeing-focused communal areas – refurbished shared lounges, activity spaces, and gardens to foster social connections and relaxation.

  • Smart technology integration – future-proofing homes with assistive technology that enhances comfort, security, and connectivity.
