The scheme is being built on a former Ministry of Defence brownfield site and will comprise 18 homes – a mix of affordable houses and flats at Langton Park in Wroughton, Swindon.
Stonewater is working in partnership with Swindon Borough Council to deliver the homes, which is also being supported by £1.14 million of Homes England funding.
To develop these homes, Stonewater and appointed agent Taylor Lewis are working closely with The Space Quantum Company, and its modern methods of construction (MMC) Partner - Holistic Housing Solutions - to create a bespoke ‘Stonewater Home’ that will be designed to its own specification.
Charlotte Brace, Head of Development (Special Projects) at Stonewater, said: “We are thrilled to be working in partnership with The Space Quantum Company on this exciting scheme, which will enhance the area while providing much-needed affordable homes for local people.
“Langton Park will be a high quality, attractive development of stylish homes featuring a host of innovative technology designed to improve residents’ quality of life, cut their energy bills and reduce their impact on the environment.”
The specially designed properties, featuring construction components made off-site, will include a range of new technology to lower their carbon footprint by around 70 per cent.
They will have solar panels for heating and hot water, infra-red radiant heating systems, low-energy LED lighting and smart technology to control heating, lighting, security, and safety measures.
This artificial intelligence (AI) technology will work through a network of sensors throughout each property, combining virtual assistant voice control and a mobile app, so settings can be changed at any time from the home or remotely.
As well as being designed to reduce energy and water consumption, the homes will exceed fire safety and soundproofing building standards.
Walid Surkhabi, Director of The Space Quantum Company, said: “Every one of us needs a place to live and the ever-growing demand for homes won’t be met unless we tackle the current challenges facing the construction industry and look at new ways to build more homes more quickly.
“At SQC, we set out to help end homelessness, reduce the number of households living in fuel poverty, and efficiently build homes using a low-carbon supply chain and bespoke designed eco-friendly and AI-enabled homes. At Langton Park our futureproof Space Homes will be fitted with the latest smart home technology and will be finished to the highest quality.
“We are thrilled to work alongside Stonewater at Langton Park to support Stonewater’s ambitious development plans. Using our fully volumetric methodology the much-needed homes for the local community will be available much sooner than if more traditional build methods were used.”
Dan Macey, Director at Holistic Housing Solutions, said: “Our fully collaborative approach for this development will showcase the excellence of The Space Quantum Company’s modular design, and use of high-quality materials in manufacturing for the creation of these exceptional performing offsite manufactured homes. As a forward-thinking client, Stonewater’s early engagement and desire to embrace MMC and innovative technologies combined with the flexibility shown by SQC, has allowed the creation of this exemplar development.”
Other features include extra long-life quartz kitchen worktops applied to custom made kitchens and floor to ceiling covering of an anti-mould and anti- mildew tiling in the bathrooms.
Outside there will be electric car charging points, a piece of public artwork and a large area of shared open space for residents to enjoy.
